What Affects the Cost of Pressure Washing

Method matters more than square footage

Two jobs of identical size can price very differently, because they need different work. A concrete driveway is a straightforward run with a surface cleaner. The same square footage of roof is a soft wash: chemical application, dwell time, careful rinsing, plant protection, and working at height. The second takes longer, needs more product, and carries more risk.

That is why a per-square-foot figure quoted without knowing the surface tells you very little.

What goes into the estimate

Surface type. Concrete, brick, vinyl, painted wood, stucco, composite, and asphalt shingle all need different pressure and different chemistry.

Total area. The obvious one, and the one people overestimate the importance of.

Degree of buildup. A house washed last year is a maintenance clean. One that has not been touched in a decade has established growth with roots in the surface, which needs more product and more dwell time.

Stain types present. Oil needs a degreaser and hot water, rust needs an acid, organic growth needs a bleach-based solution. Each is a separate pre-treatment.

Height and access. Second-storey siding, roofs, and anything needing ladder or extension work takes longer than what can be reached from the ground.

Water access. Whether there is a usable supply on site.

Protection needed. Dense planting against the walls, delicate landscaping, and outdoor fixtures all need covering and rinsing, and that is real time.

Commercial scheduling. Work that has to happen outside trading hours is priced differently to a daytime residential visit.

Why the cheapest quote is often the expensive one

The fastest way to make a low number work is to use high pressure on everything, because chemistry costs money and dwell time costs hours. That is how roofs lose their granules, how composite decking gets furred, how water ends up behind vinyl siding, and how paver joints get stripped out. The wash is cheaper and the repair is not.

It is worth asking any company what method they will use on each surface before comparing numbers. If a roof is going to be pressure washed, the quote is not comparable to one that includes a soft wash.

Bundling

Most properties need several surfaces done, and doing them in one visit costs less than separate trips, since setup, travel, and water hookup happen once. House, driveway, and walkways together is the usual combination.
