Tight lots change the logistics rather than the method. Painted timber, plaster, and ironwork still get a low-pressure soft wash with the solution doing the work. What changes is planning where overspray and runoff go, because a neighbouring wall or a small courtyard garden is usually a few feet away.

Being local changes the practical things

Our base is on Soraparu Street, inside this neighborhood, which mostly matters for the unglamorous parts. Short notice is easier to accommodate, a forgotten piece of equipment is a few minutes away rather than an hour, and if something needs a second look after the work we can come back without it being an expedition. On tight-access properties that flexibility is worth more than it sounds.

Small lots, same fragile materials

The buildings carry the same historic painted timber, plaster and ironwork as the larger houses a few blocks uptown, so the method does not change: low pressure, cleaning solution doing the work, detail worked by hand. What changes is room. With small setbacks and often no usable side access, there is nowhere to stand back, overspray reaches a neighbour easily, and rinse water has to be directed rather than allowed to find its own way.

Courtyards make that sharper still, because a small enclosed garden below a wall being washed has no drainage and no escape route for runoff. Those get covered rather than rinsed and hoped for.
