What Affects the Cost of Gutter Cleaning

Gutter cleaning is priced on access and linear footage more than on how dirty the gutters are, which is why two similar houses can quote differently.

What the number is actually based on

Almost everyone assumes gutter cleaning is priced on how blocked the gutters are. It is mostly priced on how long they are and how hard they are to reach safely. A single-storey ranch with clear ground on all four sides is quick work. The same length of gutter on a two-storey house with a steep pitch, a conservatory roof underneath, and a fence line tight against the wall takes far longer and needs different equipment.

The factors that move a quote

Linear footage. The straightforward one. More gutter, more time.

Height and storeys. Ground-floor gutters are ladder work. Second storey and above changes the setup, the safety requirements, and how long it takes to move around the building.

Roof pitch and access. A steep roof limits what can be done from the roof edge. Landscaping, decking, air conditioning units, and narrow side returns all restrict where a ladder can be footed safely.

How much is in them. Loose leaf litter flushes out quickly. Compacted, wet debris that has been in place for a couple of seasons has to be dug out by hand, and in this climate that is common because damp keeps it packed rather than letting it dry and blow clear.

Downspouts. Clearing the runs is one job; a blocked downspout that needs to be opened, snaked, or taken apart is another.

Guards and screens. Gutter guards have to come off and go back on, which adds time even though they reduce how often the work is needed.

Debris disposal. Bagging and removing waste rather than leaving it on site.

Why we quote in writing before starting

Nobody can price gutters accurately without seeing the building. The number depends on things you cannot judge from an address: how the roof planes meet, whether the rear elevation has safe ladder ground, and how much is actually sitting in the runs. We look first, then hand you a written price, and it does not change once work starts unless you ask for something extra.

What it costs to skip

Blocked gutters overflow at the joints, and that water goes down the wall and into the ground right against the foundation. Over a season that shows up as damp fascia, rotten soffit boards, stained siding, and saturated ground where you least want it. Repairing fascia and soffit is a considerably bigger job than clearing a gutter, which is the practical argument for keeping ahead of it.

How often, in this climate

Twice a year suits most properties here, timed around leaf fall and ahead of storm season. Under heavy oak or pine canopy it needs doing more often, because the litter is continuous rather than seasonal and the damp keeps it in place.

Common Questions

What Affects the Cost of Gutter Cleaning: the questions we get asked.

How is gutter cleaning priced?
Mostly on linear footage and how safely the gutters can be reached, rather than on how blocked they are. Height, roof pitch, ground access, and whether guards have to come off all affect the time involved.
Does a two-storey house cost more than a single storey?
Usually yes, for the same length of gutter. Working above the first storey changes the setup and the safety requirements, and moving around the building takes longer.
How often should gutters be cleaned?
Twice a year suits most properties here, timed around leaf fall and before storm season. Under heavy oak or pine canopy it needs doing more often, because the litter falls year round.
Do you charge extra for blocked downspouts?
Clearing the gutter runs is part of the job. A downspout that has to be opened up, snaked, or taken apart is additional work, and it will be on the written estimate before we start rather than added afterwards.
