Most New Orleans houses are painted wood, and painted wood is the surface where the wrong pressure costs the most.
Most New Orleans houses are painted wood: clapboard, shotgun and double trim, porch columns, railings, and brackets. Painted timber is where the wrong pressure costs the most, because a jet strong enough to remove growth is also strong enough to drive water behind the paint film and lift it. On a house with layered older paint, that turns a wash into a repaint.
A New Orleans facade is rarely a flat wall. Brackets, spindles, dentils, and porch ceilings all hold growth in the detail where a broad spray does not reach, and they all need the solution worked in rather than blasted. That is slower than washing a plain elevation and it is the part that decides whether the result looks finished. For a free written estimate, call (504) 688-3995.
A plain elevation is quick. A New Orleans facade rarely is. Brackets, spindles, dentil moulding, turned columns, shutter louvres, and porch ceilings all hold growth in recesses that a broad spray passes straight over, and every one of them has to have the solution worked into it. That is slow, and it is the part that decides whether the finished job looks properly clean or clean-in-the-flat-areas.
Porch ceilings are the one most often skipped. They are overhead, they stay shaded and damp, and on older houses they are usually painted timber in exactly the condition that will not take pressure.
Many of these houses carry decades of paint, layer over layer, with the oldest coats no longer well bonded to the timber. Force finds those weak layers and lifts them in sheets. What starts as a wash becomes scraping, priming and repainting an elevation.
So the pressure is set by the paint, not by the dirt. We use the lowest setting that moves anything and let the cleaning solution do the work, and where paint is already failing we will say so before starting, because washing will reveal it rather than cause it and it is better to know which.
